Description: The Role1.Assist in analysing expenditure from the general ledger accounts and allocate to the leaseholder as appropriate.Ensure that the costs charged are recoverable under the terms of the lease. 2.Assist with the calculation of estimated service charges and responsible for the input to the Service Charge module (computer system) for estimates and actual service charges.3.Monitoring, identifying and recovering service charge arrears.Keeping accurate records of all contact.Offering debt advice & advising customers on all aspects of welfare benefits to help maximise entitlement. 4.Negotiate arrangements to pay with leaseholders in accordance with Council procedures.Prepare paperwork for the Leasehold Management Officer where cases are to be referred to legal.5.Deal with enquiries from Leaseholders and officers regarding Service Charges and assist the Leasehold Management Officer with management issues in line with the lease and legislation.First point of contact for leaseholders with service charges queries. 6.Respond to Solicitors regarding property assignments, updating records upon receipt of Assignment notices.7.Liaise with Programmed Maintenance section on major works.Prepare the correct Statutory Notice for contracts including major works and qualifying long term agreements, as per the statutory guidelines in liaison with the Leasehold Management Officer.Maintaining and updating the Consultation Notice filing system.8.Assist Leasehold Management Officer with preparation for Leasehold Valuation Tribunals. 9.Assisting in the upkeep of leaseholder records using IT and manual systems, to maintain and update information and supplying information to team members when requested.10.Supporting the team at meetings with resident groups or leaseholders.11.Liaising with Finance regarding queries over service charges.12.Assist with RTB processing where applicable, including cover during leave.13.Assisting with monitoring of satisfaction with services provided.Functional Knowledge:·Knowledge of the legislation with regard to variable Service Charges.·Knowledge of legislation relating to statutory Consultation of service charges/major works·Knowledge of the Right to Buy legislation.Expertise:·Experience of dealing with Leaseholder service charges.·Experience of statutory consultation notices.·Preferably some experience or knowledge of the Right to Buy scheme
